Overlay House

Overlay House is an alteration and addition to an existing coastal house on the Mornington Peninsula. G-AP’s scope includes concept design, planning and consultant coordination for a staged upgrade to the house, including a small front addition, a larger rear addition, deck works, energy performance upgrades, and coordination with structural, geotechnical and bushfire advice. The project is shaped by the site’s environmental and regulatory conditions. The existing house sits within a coastal landscape affected by slope, vegetation, BAL requirements and the Erosion Management Overlay. These constraints have directed the scale and staging of the work, including decisions around the extension footprint and the extent of intervention to the existing building. The design focuses on improving the house without overextending it. Existing rooms are retained and upgraded where possible, with new work concentrated where it improves light, circulation, landscape connection and long-term comfort. The project also includes a clear energy strategy, with underfloor, wall and roof insulation proposed to lift the performance of the existing house.
